Things to do when selling your house

This list covers all the important tasks you need to complete your sale, from hiring a conveyancer all the way up to your house warming party.

01 – Decide to move

  • Consider if moving is the correct decision; could you extend or adapt your current property instead?
  • Research alternative properties to buy or rent to see what you can afford.
  • Create a list of reasons why you wish to move.

02 – Find an agent

  • Research cost and service levels for local and online estate agents.
  • Speak to various agents to find one you like.
  • Sign up to the agencies service agreement.

03 – Prepare property

  • Ask the estate agent for an initial appraisal and ask their advice on any steps you could take to improve the sale price.
  • Undertake any recommended repairs.
  • Get rid of any belonging you do not need to make the property appear less cluttered.
  • Redecorate and/or clean the carpets/flooring.
  • Tidy up.

04 – Confirm value and market

  • Obtain an updated valuation estimate from the estate agent.
  • (If using a no frill agency) Arrange viewings.
  • (If using a full service) Ensure the property is clean and tidy and then go out during the viewings.
  • Consider any offers received until you receive one you are happy with.

05 – Negotiate Sale & Legals

  • Accept an offer.
  • Appoint a conveyancer.
  • Prepare for surveyor’s visit/allow agent to arrange.
  • Negotiate offer following surveys and conveyancing (if required).
  • Exchange contracts.
